Building a new home in Perth during 2022

With the festive season fast approaching we look back at the year that was and what to expect in 2022.

2021 has been an interesting time for both builders and their clients. Over the course of the year we have written a number of blogs relating to this.
There have been border closures, Covid lockdowns, material shortages, skilled trade shortages, high numbers of building approvals and many price increases.

Despite these huge constraints, the standard of most projects completed reflects the number of good quality builders, designers and trades we have in Perth.

The recent HIA Housing, WA Bathroom and Kitchen Awards are testament to this quality.

While there have also been some lows, overall the WA housing industry is well positioned for quality and success.

The industry expects the Perth home building boom will extend though most of 2022, even as constraints in terms of land availability, labour and materials push up the price of new homes.

According to the Housing Affordability Report, Perth remains the most affordable capital city for housing.
The report released this month takes into consideration the median family income required in each state or territory to service mortgages or pay rent.

WA stood out from the crowd in the report and with borders opening we could see an influx of new arrivals.

Most builders expect material and trade shortages to ease in the second half of 2022 so now might be a good time to start planning to build your custom designed home.
While prices have gone up, building your new home is still very affordable if well designed and researched.

So what to look for if building your new home in 2022?

  • Know what you want - make a list of needs, wants and wishes
  • Get a good designer - this can save you thousands
  • Find builders with a solid track record in completed projects
  • Take your time - rushing to beat a price rise may cost you more in the long run
  • Seek independant expert advice - get a second opinion
  • Remember to allow for hidden costs
