How long does it take to build a luxury home in Perth?

At NHBB, we know building a luxury home in Perth can be stressful, especially if you're new to the area. There are so many different variables that come into play when it comes to construction and design, not to mention finding the right land. Fortunately, there's an easier way for people who don't have the time or the knowledge of building a luxury home and that is… Building brokers. In this blog, we will discuss how long it takes to build a home in Perth, what the phases are and what other factors can change the time it takes. And for a bit of inspiration, check out some of our amazing luxury home designs here.

So, how long does it take? It depends on what you mean when you want to know how long.  And it depends on what you want to build.

There are several areas involved in the build process so therefore, several areas you need to include when considering the timeframes of building a luxury home in Perth.

Do you want to know how long the house construction period takes, or how long it will take to design your home, or how long it takes from the time you start looking for where you will be building your new home, or when will you finally get to lock up stage and handover?

How long does it take for your dream custom home to be completed? At least 12 months, maybe more.

The construction of a luxury custom home takes time. Custom homes are unique of course - they are your dream home and not a copy of display homes.

From concept to completion, here are the stages you will go through in the building process to get a luxury home-your dream home.

The Pre-construction phase (approximate timeframe 4 - 6 months)

This is the period that will vary depending on what you want from your custom home. Are you building a single storey or a two storey home? What lifestyle are you designing the home for? What are your particular needs?

The more time it takes to design your custom home or decide where in Perth you want to build, the longer it takes for this phase. It's an exciting time with lots of research and some very important decisions to be made during this stage.

The pre-construction phase is made up of these sub stages:

The House Design

Your custom home design stage is where you will have to make decisions about what your home will look like and how big the house should be. You can do this with our talented designers who will help bring your ideas into reality and a fantastic home design.Click here to see who they are.

The particulars of your design brief are very important, what style of kitchen do I want, do I need a scullery, how many living spaces does my family need? What is more important is choosing a designer you connect with, who understands your family’s needs, who shares your sense of style.

A good designer will always create a home that responds to the site’s characteristics and your design brief. This isn’t done by selecting a pre-designed standard plan, it needs thought and consideration.

A designer’s portfolio is a very good indication of their style, presentation and ability, but don’t get caught in the trap of “selecting” that house. Every custom luxury NHBB home is unique.

As part of the design process, you need to discuss your colour and material selections with your chosen designer. Consider strategic placement of feature materials such as stone to get the best value for cost out of them. NHBB broker’s work closing with our designers at every stage to ensure your dream home design matches up with your budget.

Choosing a home builder

There are many luxury home builders in Perth to choose from. Some are specialists in building a single storey or a two storey home. Selecting a builder from the selection of builders in Perth can be a bit overwhelming with many people not knowing where to start.

Now is the time we help you to select a luxury home builder who will best suit your new luxury home construction, who will give you the quality you expect from a custom single storey or two storey new home.

You will sign a building contract with your new builder who will take your project through to completion.

Planning approvals

Planning approval requirements for your new home are determined by your local council. What is in their planning local planning scheme, residential design codes (R codes), and any other policies they may have.

The planning process should not be feared. With the right team behind you it is often that case that you can get the outcome you want, rather than designing for total compliance. NHBB designers have a philosophy of aiming for the best outcome for the client, and not just the complaint outcome most project builders and local governments would prefer.

Planning does take time, while you are applying to one local council, there are many department opinions that have to be collected, sorted and approved. As the owner you can be pro-active in speeding up the planning process. Ideally with any R-Code variations you are seeking, getting neighbour’s consent up front can go a long way to shaving some time off the planning clock.

Documentation

The process of designing and building custom homes in Perth requires a lot of documentation and paperwork.

From preparing the site to planning approvals, you'll need engineering drawings, concept plans, site surveys of your block, drainage plans, specifications, just to mention a few.

Building permits and finance

Your project needs to obtain building permits from the council before the building process and construction starts. Finance approval needs to be obtained once all the new home documentation has been sent to the bank.

This can take several weeks. Your site is just about to become a building site. The excitement for your new home really begins.

The construction Phase (approximate timeframe 6 - 12 months)

The construction phase is the most exciting and also the longest. This is when your new home begins to take shape with all of that hard work in preparing drawings and making many important decisions, your home starts to appear.

The build starts with site works, foundations, and then the walls and the roof. Once the structure is up and the roof is in place and all services, plumbing and mains power are connected, then your home really begins to start to look like a home.

Here are the stages of building your new home:

Land Preparation

This includes earthworks, soil testing, clearing of onsite trees, vegetation and rubbish.

Slab Stage

This stage is when your house is measured out and the foundation slab is poured.

Frame Stage

The building of external and internal walls starts.

Lock Up Stage

All external doors and windows are installed so your house can physically be ‘locked up’. Once your home reaches the lockup stage, the interiors start to look more complete - this can also take an extended period of time depending upon how much effort goes into each room.

Pre-Paint Stage

This includes plastering, cornice installation, waterproofing, tiling, cabinetry installation, skirting, doors etc

Practical Completion Stage

Finally we come to the finishing touches, which includes the home interior decorating process of painting walls, installing carpets or floor coverings, fitting out kitchens and bathrooms, and lots of other quality details. This includes fencing, landscaping, irrigation, flooring, glass, fly screens, a letterbox etc and all of those items that your builder has built into your new build. The visual progress starts to slow down in these final stages.

Your site supervisor will do a walk-through with you so you can see the progress as it is nearing completion.

Handover

Your home is complete and now you have the keys!

But what about the factors that can change the time it takes?

Factors that cause building delays:

The Weather

The time it takes to complete your new home can change due to unpredictable weather and severe weather conditions such as storms and heavy rain.

Variations

Changing your mind later on in the building process causes delays, so make sure you decide what you want and stick to it. It can also add lots of unforeseen costs.

Location

Your building timeline can be impacted by the location of your new home. If you are in the Perth metro area, your build is likely to be completed quicker than if you are building in a rural area because of labour issues, product and supplies availability.

The time it takes to build a luxury home in Perth is not an exact science.

It can take anywhere from twelve months up to eighteen months or more depending on where you are building, how many complications arise during your process and what type of property you're building.
