What are some other factors that can make a difference in how much it costs to build a luxury home? This post will explore these questions by discussing the factors that influence the price of your new luxury build.

But first, what is a luxury home?

A luxury new home is what you want it to be. It is a custom design built to your specific requirements. It is definitely not a home you have picked from a display village that is built for you by a project builder.  It is built by a luxury home builder that builds unique homes for clients that have a budget just for the actual home from $500,000, excluding all other costs.

The cost of your land

The cost of your land and its location is a major factor in how much it will cost to build. It's why you're probably not building on the side of a steep hill or next door to an airport! The more desirable the neighbourhood, the higher the land price. The costs for buying the land includes all the fees and duties and charges such as stamp duty, conveyancing fees, mortgage insurance, to name a few.  The orientation to north is also a big factor. You want to have the living areas facing north as much as possible otherwise the cost to get the home to comply to a 7-star rating can add up.

The cost of your site works

The cost of your site works is a major factor in how much it will cost to build. Site costs include all the necessary earthworks, site clearing, rock or clay removal, new sand to come in, all service connections, drainage requirements, retaining walls, new fences, bonds from shires for trees and verges. Sloping blocks have some extra challenges that may require cranes on site or small lot loads deliveries. All of these are very important to know up front.

It's important to do some research and find out what these can be because they can vary depending on where you are in Perth. Generally, though there would be no need for large retaining walls unless your lot is steeply sloping due to proximity to waterways, or other environmental constraints such as wetlands, which will require approvals from relevant authorities.

Your foundations cost forms quite a big portion of the cost - especially if you get complications with the ground conditions and the type of soil makes the foundations more expensive than expected.

The cost to build adds up really quickly with the choice of fixtures. For example- the choice between ordinary glass and double glazing can be huge, not to mention the huge range in price for fixtures such as: light fixtures, air conditioning systems, Bathroom suites, kitchen cupboards, Built-in wardrobes, Plugs and sockets, just to mention a few.

Fittings don't come cheap and this includes things like Free standing kitchen appliances like a fridge, microwave, and washing machines. And floor and wall finishes also vary and can really add to the budget.

One of the best ways to keep cost on track during your build is by choosing a builder that works with you and not against you. NHBB knows who is trading well and who you should avoid.

The quality of the builder you pick for building a new home will make a big difference, as good builders can cost more but will be able to do the job quickly and without any errors.
