For our clients, this new single level home design - their living space is everything. They wanted a home with strong northern exposure that is properly protected in the summer.

 

The home was really designed around the living space and the other rooms were secondary. It was very clear that for the living space to get adequate northern exposure on a narrow lot, the indoor and outdoor living areas had to be equal in size.

The commercial windows are key to this space, by having extra height it helps to open the space to the elements, along with 3 velux windows over the kitchen to connect the space with the outdoor in unique way.

 

The narrow lot along with a double garage door meant that the entry needed to be a side entry to make sure the front office was of a functional size. Storage and the garage size for our clients camping gear was also important.

The inspiration was around the living space, the challenge of creating meaningful indoor and outdoor living spaces on a narrow lot block. 

 

Sustainability was achieved through energy efficient design and orientation. By duplicating the northern outdoor living with the southern indoor living, we maximised site amenity, solar exposure, and outlook.

Our designer Heath also specified composite castellation cladding, so the upkeep of this material is minimal.

Both skillion roofs face towards the north so the owner can install solar panels and maintain quality design.

 

Perth home builders can have some standard home design plans available, however each narrow block can have its own challenges.

You also need to consider this home design focused also on lock and leave and our clients don’t have kids at home, so the attention to the living areas and how they live in the home was a big focus.

The team worked very hard to make sure this luxury custom narrow lot home design came in on budget, with NHBB have 4-5 builder cost check this design during the early home designing stages.

What this allowed for us was to make sure we had multiple builders confirm we are on target and allowed the client to spec the house design up to meet budgets.

The quality of the design done by Heath also allowed for us to get neighbours approval and the home was passed by the shire with the new R codes taken into consideration.
