Building Broker Perth

Independent Building Broker Since 2009

New Home Building Brokers (NHBB) is Australia’s longest-running independent building brokerage, established in 2009 to provide transparent, independent advice to people building homes in Western Australia.

NHBB is led by a senior team with over 100 years of combined residential construction and building industry experience, gained from operating inside building companies, industry bodies, and executive leadership roles, not from theory or sales-only positions.

We act solely for our clients, not builders. Our role is to help people understand cost, risk, time, and process before they sign a building contract.

What a Building Broker Does

A building broker is an independent advisor who helps clients navigate the complexity of residential construction. This includes assessing feasibility and budget realism, explaining process and market conditions, aligning design and documentation with cost, selecting suitable builders based on capacity and project type, and reducing the likelihood of variations, delays, and contractual exposure.

Unlike builders, a building broker does not profit from construction margins. Our responsibility is to protect the client’s interests and ensure decisions are made with clarity.

Why NHBB’s Experience Is Different

Most building brokers operate purely as advisors. NHBB’s authority comes from senior, hands-on leadership roles across the residential building industry.

Our team includes past Presidents of the Housing Industry Association (HIA) WA, current and former HIA WA committee members, state and national HIA judges, and long-standing kitchen and bathroom judges. We have owned Perth building companies, held executive management roles in national building groups, led sales and marketing teams for major WA builders, delivered display homes and residential developments, and recruited, trained, and managed hundreds of industry professionals.

This experience was gained by running building businesses and overseeing projects from the inside. It is institutional knowledge, not observation.

Leadership and Industry Credentials

Tristan Kirkham is the Managing Director and Founder of NHBB, leading the business since 2009. He has more than 25 years of experience in the WA residential construction industry across project builders, custom builders, and independent brokerage.

Anthony Kinder is a former President of HIA WA and has held senior roles including builder owner, executive manager, CFO, chairman, and non-executive director across major construction and property organisations.

Peter Chellew is an Executive Consultant at NHBB with extensive senior leadership experience across WA’s largest project and custom builders, bringing direct insight into builder pricing, capacity, and delivery risk.

Vickie Kirkham is a Co-Owner of NHBB with deep expertise in builder administration, pre-start processes, documentation, and client coordination grounded in real builder workflows.

Natalie Beckman has been Executive Assistant at NHBB for more than eight years, providing operational continuity and executive-level coordination across complex residential projects.

Commercial Insight the Public Does Not Have

NHBB understands how homes are actually priced. This includes supplier and trade contractor negotiations, trade rates and labour structures, builder estimating systems, margin and contingency modelling, and the differences between project, custom, and volume building models.

This insight allows us to assess pricing in context, rather than simply comparing headline numbers.

In Western Australia, the Biggest Cost Risk Isn’t Price, It’s Time

In the WA construction market, cost overruns are more often driven by labour shortages, builder capacity constraints, documentation gaps, sequencing issues, approval delays, and program blowouts that extend overheads.

Because NHBB understands how builders staff, price, and schedule work, we are able to identify time-based risk early, before it becomes expensive.

This is why our advice often focuses less on chasing the lowest starting price and more on program realism, documentation completeness, builder capacity at the time of engagement, and the true cost of delay.

Who NHBB Is For

NHBB works best with clients who want independent advice before choosing a builder, value clarity over headline pricing, are building custom or complex homes, and want to reduce stress and financial risk.

NHBB is not suited to clients who are chasing the cheapest upfront estimate, prefer to bypass documentation, or expect builders to absorb undefined scope.
