Why Experience, Process and On-Site Oversight Matter More Than Ever in Perth

Knockdown rebuilds are no longer a niche option in Perth. They have become one of the most effective ways for homeowners to secure premium locations while building a modern, high-performance home that suits how people actually live today.

The idea sounds simple. Remove the old home and build a new one.

The reality is very different.

Most problems in knockdown rebuilds do not start during construction. They start well before that, during demolition, planning, sequencing and early decision-making. Once mistakes are locked in at those stages, they are expensive and stressful to unwind later.

At New Home Building Brokers, this early phase is where we focus most, because that is where experience delivers the greatest value.

Experience Shows Up On Site, Not Just on Drawings

With more than 25 years in the Perth building industry, Tristan Kirkham, Managing Director of New Home Building Brokers since 2009, remains hands-on with complex residential projects from the very beginning.

Being physically on site during demolition is not about appearances. It is about control, accuracy and protecting the outcome for the client.

Knockdown rebuilds often involve tight access, ageing infrastructure, neighbouring properties, subdivision considerations and narrow lot constraints. These factors cannot be fully understood from drawings alone. They need experienced eyes on the ground.

This is especially important for projects involving demolition staging, side-by-side or narrow lot designs, existing services, council compliance and buildability before final documentation is issued.

A Real Knockdown Rebuild in Mt Pleasant, Western Australia

This project in Mt Pleasant is a clear example of how a knockdown rebuild should be handled.

The original home is being removed to make way for two side-by-side custom narrow lot homes in one of Perth’s most tightly held riverside suburbs.

An onsite inspection was completed on 16 February 2026 to confirm that Stage 1 of demolition had been completed correctly and that the site was ready for the next phase of works.

The purpose of this visit was to ensure the initial demolition works were completed to scope, the site was safe and clear, services and remaining structures were ready for removal, and the job was properly staged for heavy machinery to move in and complete demolition efficiently.

This step is critical. If Stage 1 is rushed or poorly executed, the entire program that follows is affected. When it is done properly, larger machinery can complete the works cleanly, safely and without delays.

It is a short window in the overall project, but one where experience prevents long-term problems.

Structured for Clients Living in Canada

The clients for this project are currently living in Canada while we complete this side-by-side custom new homes build in Perth.

That reality raises the bar on process, communication and early planning.

Every detail has been developed collaboratively and locked in before construction begins. This includes builder selection and contract strategy, design development specifically suited to narrow lots, full turnkey inclusions confirmed early, swimming pools integrated into the build scope, and landscaping and outdoor entertaining planned from day one.

While the clients are overseas, the project continues to move forward with clarity and structure. When they return to Perth, the homes will be completed, turnkey and ready to live in.

No rushed decisions.
No last-minute changes.
No surprises caused by poor early planning.

Why Independent Building Brokers Add Real Value

Independent building brokers do not replace builders and they do not manage them. What they do is guide the process so both the client and the builder are set up to succeed.

At NHBB, this means helping clients make decisions in the right order, ensuring builders receive clear and complete documentation, removing conflicts of interest from design and pricing, identifying risks early before they become costly variations, and keeping projects stable from demolition through to completion.

This approach is especially important for knockdown rebuilds, narrow lots and clients who cannot be on site themselves.

Why NHBB Continues to Lead the Market

Since 2009, New Home Building Brokers has remained Perth’s longest-established independent building broker because the focus has never been on volume or shortcuts.

The focus has always been on complex residential projects, hands-on involvement where it matters, clients who value clarity and experience, and long-term outcomes rather than short-term wins.

Knockdown rebuilds are won or lost early. Experience shows up at demolition, not just at handover.
