This informal meeting gives both parties the chance to ask any questions of each other and see if we are the right fit for you. Open and honest communication is an essential. We will explain our commission structure , how our process works and how our Transparency Policy makes ours ‘a market leading process’, and sets us apart from others in the building industry.

During the design brief we establish your design requirements and level of finishes. We listen to your ideas and give you advice on the most cost efficient way of achieving them. The information is then entered into our Design Cost Calculator which gives you an accurate and totally inclusive cost with no hidden surprises.

NHBB help you choose the designer best qualified to deliver your build based on the design brief. Often the designer has already been selected prior to this and is part of the briefing process.

All of our designers work using our Design Cost Calculator to ensure they stay on budget.

Before going out for tender on the finalised plans, NHBB will discuss the different benefits that each builder can bring to your build. We will make recommendations on shortlisting builders best suited to your requirements. The design, design brief and addenda are then sent out to selected builders for quoting.

We use our software we give you a detailed analysis of the quotes. The software analyses each quote, cross referencing item costs against our database of suppliers. This helps us to identify areas where significant savings can be made, potentially saving you thousands.

Once a decision has been made, the builder is appointed and contracts are prepared and signed.

In this step contract documents are prepared and submitted to council. This includes preparing the planning application, builders licence and submitting construction drawings.

Timing and a strict adherance to schedules is critical during this stage. NHBB’s software tracks these processes ensuring deadlines are and coordinate the approvals process.

With the Building Contact prepared, the builder then submits documentation for a building license. Also at this time a deposit is usually paid to the builder. As soon as the building license is granted work can begin.

This timeline is indicative our standard process. This can vary greatly depending on the individual client’s circumstances. Regularly clients approach us having already engaged a designer or after cost blowouts have brought their project to a standstill. Having flexibility in our process enables us to step in at any point in this process and assist a client in achieving a positive resolution.
