With some many Perth home builders marketing offering $10,000 shopping sprees, free ducted air-conditioning and solar panels. The big question remains is it for real or is it a gimmick?

Well nothing is for free that’s for sure, However with the current state of the market and Perth home builders in a slump that many haven’t seen before, desperate times require desperate measures.

Careful consideration of the offers from the builders is important to make sure you are getting value for money, and not a sales pitch to get you to sign up. So a few tips to make sure it’s for real.

Ask to see the builders price list for the past 3-4 months on products, it’s a clear way to see if the special has been put in the base price of the home. Or if it’s a real indication the builder has dipped into their margin/profits to give you a better deal.

Try an avoid an end of month sign up. Builders are renowned for using the end of month close tactic, via either a price rise or end of month the special. In this market any quality builder will have no issue coming to an agreement on your timeframe.

Do your due diligence on the specials provided, check the specification with the supplier and confirm what the builder has actually paid for it. For example if the builder states the value of the special item is $10,000, you will often find you can purchase it yourself for a lot less. That said some of the specials that I am currently seeing, are fantastic and it’s a great time to consider taking advantage of the true value on offer at this time in the building cycle.
