No matter which location you are thinking about demo & rebuild these 5 tips from New home Building Brokers that will help you understand what is involved.

With renovations costs around $2500-$4500m2 and most renovation companies won’t meet with you unless you are spending 250K plus, building a new home is certainly a cost effective option at $1250- $1800m2. I might add this is at a very high specification and for single story or double story home.

Regardless of what you have heard from a Perth builder or a display home, the time frame is 12-18 months. Most of this is to do with planning approvals. This can be very different depending on your location and shire. Don’t even consider a demo or moving out until you have planning approval.

Site works

The knock down of a house isn’t too expensive, normally $14,000 - $18,000 depending on size and complexity. If you have asbestos it will be a lot more. The replacing of fences and providing new retaining walls can blow out very quickly if you’re not properly advised.

It’s absolutely critical to inform and show your neighbours of what you’re intending to do as a common courtesy. Confirming fences, boundary and temporary fences for pets and children during building is important to make sure you have peaceful harmony when you move in.

Planning & choosing a builder

Getting the design done independently and put into planning before you sign up with a builder will speed up the process. This can be done with tenants in the property to keep holding cost down. Having a big selection of Perth home builders on average  will save you around $75,000 on a $500,000 build price, this can be achieve with New Home Building Brokers
